Selling a House in Kingsport Doesn’t Have to Be Hard

Kingsport wasn’t a town that grew on its own — it was drawn up on paper. John Nolen laid out the street plan, the city incorporated in 1917, and the neighborhoods filled in fast around Eastman and the railroad. That history is still sitting in the housing stock. A lot of these homes went up in the ’50s and ’60s, and plenty of them have been in the same family ever since.

Those are good houses. They’re also the houses that give a retail sale trouble.

A 1950s brick ranch still on its original panel. Galvanized supply lines that have been slowly closing up for forty years. A block foundation and a crawlspace nobody’s been under in years. Aluminum wiring in a late-’60s build. None of that makes a house bad — it makes it hard to sell to a buyer who needs a conventional loan and an appraisal that comes in clean.

So the house sits. The listing goes stale, the price gets cut, and every buyer who walks through wants a repair credit for something you already knew about.

Something an out-of-town buyer won’t know: Eastman is the biggest employer in this city, but the houses closest to the plant tend to come in under the Kingsport average. A website pulling one citywide number for “Kingsport, TN” will value your house wrong in one direction or the other depending on which side of town it’s on. I price off the street, not the city.

That doesn’t mean I only work those areas. I buy across Kingsport — 37660, 37664, 37665 — and out through the rest of Sullivan County.
